Reasons why your house isn’t selling

Your house has been on the market for a while and there has been little to no interest, but
why?
It could be down to a number of factors but, the good news is that, with a few simple steps,
you can fix these issues that may be the barrier to a sale.

Are you giving a good first impression?

Buyers will make a snap decision as soon as they arrive. Remember, they’ll have probably
seen a few properties already, so it needs to be easy for them to imagine living in your
house.
Consider tidying up the garden – get rid of that big tree or shrub that’s slowly taking over, pull
up weeds, jet wash any paving and paint wooden windows and doors or wash plastic ones.
Inside, if things are a bit untidy a potential buyer might not have the vision to look past it. So,
if the spare room is your dumping ground clear it out. It also helps to give unused or
multipurpose rooms a clear function and de-clutter ornaments and unnecessary items.

You’re in a chain

Long property chains can be a bug bare for many potential buyers, especially for those who
aren’t in one. Consider renting on a successful offer and make sure your estate agent knows
your plan to remove the chain barrier.

The price isn’t right

Buyers are certainly put off by a high asking price and sometimes you will be cut out of their
search filters completely. An overvalued property is especially off-putting if other houses on
your street are selling for less.

At Austins we’ll work with you very carefully and look at the market in your area to determine
a fair valuation of your property.

Is it the right time?

Maybe you’ve done all the above and your house still isn’t getting much interest.
If your trying to sell and it’s not a ‘buyers’ market’ you could consider renting out your
property until the markets move – if this is an option you want to consider we also work with
landlords and letting out properties and can advise you on how to pursue this option.
